Demolition workers begin careful dismantling of Avenham flats in major regeneration push

A team of highly skilled demolition UK workers are preparing to begin the meticulous dismantling of three landmark tower blocks next week, marking a pivotal moment in a long-awaited regeneration project in the heart of Lancashire.

Richmond House, Carlisle House, and Lincoln House – all standing at 11 storeys – are set to be gradually demolished over a 15-month period starting Tuesday, 27th May. Located at the junction of Avenham Lane and Manchester Road, the buildings have stood since the 1960s and were previously home to over 180 households.

The decision to bring down the towers follows years of evaluation by housing provider Onward Homes, which concluded that the buildings no longer met modern living standards. The cladding on the blocks had already been removed in the aftermath of the Grenfell Tower tragedy in 2017, further highlighting safety and compliance issues.

Skilled demolition workers praised for thoughtful and careful approach

Specialist contractor Rhodar has been selected to lead the complex demolition. Known for its experience in handling major urban infrastructure dismantling, Rhodar has stressed that the works will be conducted with utmost consideration for public safety and minimal disruption.

Tony Clarke, contracts director at Rhodar, emphasised the calibre of the team and the measured nature of the work:

“This is not just about tearing buildings down. It’s about doing so in a way that respects the local community, prioritises safety, and contributes to the long-term vision for the area. Our demolition workers are known for being hard-working, considerate, and skilled in managing difficult conditions.”

Demolition will begin at the top floors and proceed downward. The process includes the levelling of an adjacent Onward Homes neighbourhood office, as well as remediation of the land to create a development-ready platform. The firm has indicated its commitment to supporting the local area throughout the works, including community-focused initiatives during the project lifecycle.

Redevelopment plans underway but not without concerns

The original timeline had scheduled the first phase of demolition for March 2024, but delays have meant a new start this spring. Onward Homes has committed to replacing the blocks with modern housing better aligned with current needs, although it has acknowledged that not all former residents will be guaranteed a place in the new development.

While specific redevelopment plans are yet to be submitted, a planning application is expected later this year. Sandy Livingstone, executive director of property at Onward, said:

“Since making the considered decision to replace our Avenham towers with homes that better reflect local demand, we have taken time and care to support all affected customers in finding alternative housing that meets their individual needs.”

“We appreciate the patience of our customers and the support of local partners in helping us to get this right. We are now pleased to move forward with the demolition and look forward to the next chapter for Avenham.”

Minimal disruption expected but temporary closures possible

Onward and Rhodar have pledged to keep disruption to a minimum. There are no long-term road closures planned, although surrounding streets may be temporarily closed during specific operations such as the positioning of cranes. Any such closures will require approval from Lancashire County Council and will be clearly communicated to residents in advance.

With careful planning and the dedication of workers who pride themselves on professionalism, respect and safety, the demolition is poised to set the stage for a brighter, more future-ready Avenham.

The Workers Union Says…

“The teams involved have underscored the importance of the people behind the machinery – thoughtful demolition experts who understand the significance of their role not just in removing structures or blowing them up, but in reshaping communities with respect and responsibility.”
